The stock itself is straightforward: Embassy Lakes, Countryside West, Forest Lake and Flamingo Gardens are 1980s and 90s planned communities, well documented, with active associations. Completion certificates are 8% of our work here, reflecting a steady infill and rebuild pattern rather than new subdivision.
