How we work

Three commitments explain every decision on this site and in our files.

Independence

We do not accept assignments where the fee depends on reaching a value, on a value's direction, or on a deal closing. We take instruction on scope — the property, the date, the intended use — and instruction on the conclusion from no one. This is required by USPAP and by federal appraiser-independence rules, and it is also the entire product: a number produced to order is worth nothing to anyone, including the person who ordered it.

That is why every service page on this site has a "what we will not do" section. They are not disclaimers; they are the specification.

Evidence over assertion

Everything quantitative on this site traces to our records — 34,510 appraisals, plotted on a public map you can inspect yourself. Where a page states a percentage, it was computed, not estimated. Where we lack the evidence to say something, the page says less.

Confidentiality

Assignment results belong to clients. No values, no names, no subject photographs — on this site, in our marketing, anywhere. The privacy policy sets it out in full.
