Certification
Our appraisers are state-certified residential appraisers, licensed by the State of Florida and working under the Uniform Standards of Professional Appraisal Practice (USPAP).
Our staff includes an MAI and SRA designated appraiser.
The MAI and SRA designations are conferred by the Appraisal Institute and require examination, demonstrated experience and a peer-reviewed demonstration of competence. They are held by a small minority of practising appraisers.

Assignment types in that record include full interior single-family reports, exterior-only and drive-by reports, condominium and co-operative units, small multi-family and two-to-four-unit income property, vacant residential land, manufactured housing, new and proposed construction with completion inspection, appraisal updates, relocation appraisals on the ERC form, and 391 field reviews of other appraisers' work.
Scope of competence
Residential only. We do not accept commercial assignments.
USPAP's Competency Rule requires an appraiser to have the knowledge and experience a specific assignment demands, or to disclose the lack of it and take steps to acquire it before proceeding. We treat that as a real constraint rather than a formality. Where an assignment falls outside what we do well, we say so.
Independence
We do not accept assignments where the fee is contingent on reaching a particular value, on the direction of a value, or on the occurrence of a subsequent event. That is prohibited by USPAP and by federal appraiser-independence rules, and it is also the single most important thing a client is buying.
What we do not publish
Appraised values, borrower or client names, and photographs of subject properties from our files are confidential and do not appear on this site or in any marketing. Our public map shows where we have worked and what type of assignment it was — no addresses, no figures, no names.
