Bail Bonds Appraisals

When a property is being pledged as collateral to post a bond, the appraisal is the thing standing between a family and another night in custody. We treat it that way.

What the assignment is

A bondsman or a court needs to know the property has enough equity behind it to secure the bond. That means a current opinion of market value, in writing, from a state-certified appraiser — and it usually means today rather than next week.

We will reschedule other work to take these. That is not a slogan; it is how the assignment type works. A completed appraisal a week later is of no use to anyone.

What to have ready

It moves faster if you can tell us, when you call: the property address, who owns it and whether all owners are available to permit access, roughly what is owed against it, and which bondsman or court is asking. If you know the bond amount, say so — it tells us immediately whether the equity is likely to be sufficient, and if it plainly is not, we would rather tell you that on the phone than after you have paid for a report.

Discretion

These assignments arrive at bad moments in people's lives. The report goes to whoever engaged us and to nobody else. We do not discuss assignments, and no property we have appraised appears on this site by address — our map shows where we have worked, never what anything was worth or who owned it.

What we cannot do

We cannot value a property upward because the bond requires it. If the equity is not there, the report will say so. An appraiser who would bend that number is no use to a bondsman either — the bond is only as good as the collateral behind it, and a bondsman who has been handed an inflated report finds out at the worst possible time.

How the assignment runs

Call first. On that call: property address, who owns it and who can open the door, roughly what is owed, which bondsman or court needs the report, and the bond amount if you know it. If the equity plainly will not cover the bond we say so right then. If it will, we schedule — same day where access allows — inspect, and deliver a written report the bondsman can rely on. Fees are quoted on the call and do not change.

What speeds it up

The three delays in these assignments are access, access and access. Have every owner reachable and willing — an appraisal needs entry, and a co-owner who cannot be found costs hours that matter. Have a mortgage statement at hand so the equity conversation is real. And call us directly rather than routing through the bondsman's office; each relay adds an hour at exactly the wrong time.

What if the property doesn't have enough equity?

We will tell you on the phone before you pay for a report, if the numbers make it obvious. A report that proves insufficient equity helps nobody, and we would rather lose the fee than sell you one.

Is the appraisal confidential?

Completely. It goes to whoever engaged us and to no one else. Nothing about any assignment appears on this site — no addresses, no values, no names.
