Davie is the only town in Broward County that has kept a working horse-country identity, and that is not decoration — it is zoning, and zoning is value. Large parts of the town allow livestock on residential lots, with bridle paths along the roads and barns behind ordinary-looking houses. A one-acre parcel zoned for horses and a one-acre parcel that is not are different properties at different prices, and nothing in a listing photograph tells you which is which.
Four percent of our Davie work is vacant land — a high share for a built-out county — because those acreage parcels still change hands undeveloped. Land valuation here depends on permitted use, road frontage, and whether utilities are at the property or a long way off.
The rest of the town is conventional: Forest Ridge, Arrowhead, Country Creek, Harmony Lakes and Riverstone are standard suburban communities where the analysis is ordinary. The skill is knowing which Davie a subject is in before pulling a single comparable.
