Century Village is the single largest fact about appraising in Deerfield Beach. It is a very large age-restricted condominium community with its own recreation lease, its own buyer pool and its own price behaviour, and it accounts for a substantial share of the city's residential transactions. A unit there is not comparable to anything outside its gates, and the recreation-lease obligation is a real and continuing cost that has to be reflected rather than treated as an association fee.
Condominiums are 32% of our Deerfield work, and they split between Century Village, the oceanfront buildings east of A1A, and mid-market associations like Brookfield Gardens and Independence Bay — three unrelated markets.
The single-family side centres on The Cove, a canal community with ocean access via the Hillsboro Inlet, where the appraisal questions are the familiar waterfront ones: dock, depth, bridge clearance, seawall. West of the Turnpike, Deer Pointe and Deerfield Pines are ordinary suburban product.
