Fort Lauderdale is the most waterfront-dependent market we work in, and waterfront is where residential appraisal gets genuinely difficult. Two houses on the same finger canal can differ in value by a wide margin because of dockage: usable length, water depth at low tide, whether a vessel can clear the fixed bridges on the way to the Intracoastal, and whether the seawall is sound or is a six-figure liability. None of that is in a tax roll. All of it is in the price.

Away from the water, the city is a patchwork of small, strongly-defined neighborhoods — Victoria Park, Coral Ridge, Rio Vista, Poinciana Park, Lauderdale Isles — where boundaries of two or three blocks make a real difference and a comparable drawn from a mile away is not a comparable. Downtown and along Las Olas, the market shifts again into high-rise condominiums, where the building, the line, the floor and the view drive value more than square footage does, and where association finances and reserve funding have become part of the analysis.

That last point has changed the work. Florida's structural-reserve requirements mean a condominium's assessment exposure is now a legitimate factor in what a unit is worth, and an appraisal that ignores a pending special assessment is not describing the property anyone is actually buying.
