Hallandale Beach is the most evenly split market we work in — 46% single-family against 43% condominium — and the two sit on opposite sides of the Intracoastal with almost no overlap in buyer or price behaviour.
East of the waterway, the city is a wall of oceanfront and near-ocean towers: The Hemispheres, Imperial Towers, The Beach Club, Olympus. These are appraised as their buildings first and their units second. Line, floor, exposure, whether the association has completed its structural milestone inspection and how its reserves are funded now determine a meaningful share of what a unit is worth. A tower that has just voted a large special assessment and one that has not are different markets in the same postcode.
West of Federal, Golden Isles and the surrounding single-family streets are a compact waterfront market on canals with ocean access — a different set of questions again, centred on dockage and seawall condition.
The city was also renamed: Hallandale became Hallandale Beach in 1999, and older records still carry the shorter form. Both refer to the same city.
