Lauderhill splits almost exactly in half between houses and attached housing — 50% single-family, 43% condominium — and the attached side is dominated by Inverrary, a large 1970s master-planned golf development of mid-rise condominiums, villas and courts. Inverrary is its own market: association-driven, with buildings of an age where roof, plumbing and structural reserve status separate two otherwise identical units by meaningful sums.
The city also holds a substantial share of Broward's remaining recreation-lease arrangements, a common structure in developments of that era. Where one exists it is a long-term encumbrance on the unit and a genuine deduction from value, not an association fee to be waved through.
The single-family side — Boulevard Woods, Cypress Hollow and the older grid — is conventional 1960s and 70s Broward housing where condition and updating drive the spread. Multi-family is 4% of our work here, reflecting small income properties mixed into residential blocks.
