Margate is one of Broward's older inland cities, built out mainly in the 1960s and 70s, and its defining feature for valuation is the Oriole developments — Oriole Gardens and Oriole Margate — large age-restricted villa and low-rise communities that account for a substantial share of the city's transactions. Age restriction narrows the buyer pool by law, and a comparable drawn from an unrestricted street nearby is the wrong evidence regardless of how similar the building looks.

Condominiums and attached product are 17% of our Margate work, concentrated in those communities and in Monte Carlo and Sunflower.

The single-family stock is straightforward but old enough that mechanical and roof condition carries most of the spread between sales. Coconut Key and Oakland Hills are the newer exceptions, and they trade at a clear premium to the surrounding grid — a premium that has to be measured rather than assumed, since the physical differences are modest and the buyer's perception of them is not.
