Miramar Real Estate Appraiser
Miramar is two cities joined by a long east–west corridor, and the difference between its ends is about forty years. The eastern section is 1950s and 60s housing on a compact grid, small lots, modest square footage, and value driven almost entirely by condition and how much of the original house has been replaced. The western section — Sunset Lakes, Riviera Isles, Silver Shores, Silver Isles — is late-1990s and 2000s master-planned construction on larger lots with lakes, gates and active associations.
Eighty-six percent of our Miramar work is single-family, the joint-highest share of any city we cover, which reflects how thoroughly the west end was built out as detached housing. As in Pembroke Pines next door, uniformity means the residual variables carry the analysis: lot premium, water frontage, builder phase, and whether a pool was original or added.
An appraiser drawing a comparable from the wrong end of Miramar Parkway will be wrong by a wide margin in either direction. The city's name on a sale tells you very little.
