Parkland is unusual in Broward County for having kept both a large-lot rural character and a modern gated-community market side by side. Pine Tree Estates is acre-plus zoning where horses are permitted, houses are individually built rather than production-built, and outbuildings and paddocks carry real value that county records do not describe. Heron Bay, Parkland Isles, Cypress Head and Cascata are the opposite: master-planned, gated, tightly governed by associations.

The two coexist within a small city and do not share comparables. A five-acre property with a barn and a 3,000-square-foot Heron Bay house are both "Parkland," and an appraiser who averages the city's sales will produce a number that describes neither.

Vacant land is 5% of our Parkland work, high for Broward, because acreage parcels here still change hands undeveloped — and land valuation depends on permitted use, road frontage and whether utilities reach the site.

Parkland also carries a school-district premium over adjoining Coral Springs and Coconut Creek that is measurable in sales and stops at the city line.
