Pembroke Pines is the most uniform market we work in, and that is a specific analytical situation rather than an easy one. Eighty-five percent of our assignments here are single-family homes — the highest concentration of any city we cover — because the western half of the city was master-planned in large phases by a small number of builders. Silver Lakes, Pembroke Falls, Encantada, Hampton Isles and Walnut Creek each contain hundreds of houses built to a handful of floor plans within a few years of each other.

Where every house is similar, small differences carry disproportionate weight. Lot premium, water or preserve frontage, corner versus interior, the year within the build-out, and whether a pool and screen enclosure were original or added later become the entire adjustment grid. An appraiser who treats these communities as interchangeable will produce a number that is defensible-looking and wrong.

The city's eastern neighborhoods — Boulevard Heights and the older grid — are a different market entirely: 1960s and 70s housing on smaller lots, where condition and updating dominate.
