Pompano Beach is a canal city. A large share of its single-family stock sits on finger canals off the Intracoastal — Hillsboro Shores, Pompano Shores, Bonnie Loch, Cypress Lake — and on those streets the water is most of the value question. Usable dock length, water depth, whether a vessel meets a fixed bridge before open water, and the condition of the seawall separate otherwise identical houses by margins that dwarf any interior finish.
Inland, Palm Aire is a market of its own: a large, partly age-restricted condominium and villa community where the association, the building and any recreation-lease obligation matter more than the unit's floor plan. Condominiums are 25% of our Pompano work, and most of that concentration sits either in Palm Aire or in the oceanfront buildings along A1A — two condominium markets with almost nothing in common.
The city has also seen substantial redevelopment near the beach, which means recent sales on a block may reflect land value for a teardown rather than the value of the house standing on it. Reading those sales as improved-property comparables is a specific and common mistake here.
