Sunrise Real Estate Appraiser
Sunrise is defined for appraisal purposes by Sunrise Lakes, a very large age-restricted condominium complex built in phases through the 1970s and 80s. Its units trade in a narrow band on their own logic — phase, building, floor, and the condition of a fifty-year-old structure matter more than anything happening in the wider Broward market. Condominiums are 18% of our Sunrise work, and most of that sits inside those phases.
The single-family side is a different city. Welleby and Winding Lake are 1980s planned communities with lakes and associations; the older sections near Sunset Strip are smaller and plainer. Neither has much to do with the condominium market a mile away.
Sunrise also contains a large share of Broward's remaining leasehold and recreation-lease arrangements, a legacy of how its earliest communities were structured. Where one exists it is a genuine encumbrance on value, and identifying it is part of the assignment rather than a detail for the closing.
