Tamarac was built as a retirement community and much of it still functions as one. Kings Point dominates the picture — a large age-restricted complex of villas and low-rise condominiums with a recreation lease, its own clubhouse structure, and a resale market that moves on demographics rather than on the wider Broward cycle. Condominiums are 27% of our Tamarac work, and Kings Point is most of it.
Age restriction is the central analytical fact. It narrows the buyer pool by law, changes how a unit finances, and means a comparable from an unrestricted community half a mile away is simply the wrong evidence. Where a recreation lease exists, its remaining term and escalation are a value factor in their own right.
Outside the restricted communities, the Woodlands is a mature golf-course neighbourhood of 1970s single-family homes on generous lots — the highest-value stock in the city and a market with essentially no overlap with Kings Point.
