Weston was planned as a single development and still behaves like one. The city is a set of named villages inside a common framework, each with its own association layered under a city-wide structure, and 86% of our work here is single-family — one of the highest concentrations of any city we cover.
That planning is what makes Weston deceptively difficult. The housing stock is consistent enough that automated models produce confident-looking numbers, and consistent enough that the remaining differences — which village, which builder phase, lake frontage versus interior, golf frontage in Weston Hills, the size of the lot premium originally paid — are what actually separate one sale from another. When the obvious variables are held constant across a whole city, the non-obvious ones become the entire analysis.
The older Bonaventure section is a genuine exception: it predates the master plan, includes condominium and townhome product, and should not be compared against the village neighborhoods without adjustment.
