Jensen Beach straddles the Indian River Lagoon, and the crossing to Hutchinson Island changes the assignment completely. On the island the stock is largely oceanfront and near-ocean condominium — Nettles Island, Beacon 21 and the buildings along A1A — where value follows the building, the floor and the exposure, and where wind-mitigation features and insurance cost are a live part of what a buyer is actually purchasing. On the mainland, Pinecrest Lakes, Jensen Park Estates and Leilani Heights are conventional single-family neighbourhoods.

Hutchinson Island also sits across a county line partway up its length, which matters more than it sounds: two similar oceanfront units can fall under different county jurisdictions for assessment and permitting. Confirming which is a routine first step on island files.
