A community that offers both golf and dockage is two valuation problems in one file. A slip is not a fixed amenity — its value depends on what it can hold, what the water does at low tide, and what a boat has to pass under to reach open water. Golf frontage is a separate adjustment with a separate sign. Homes inside the same community can therefore support very different numbers for reasons that have nothing to do with the house.
