Sewall's Point is a peninsula with water on both sides — the St. Lucie River to the west, the Indian River Lagoon to the east — and almost nothing in it that is not a single-family home. Ninety-four percent of our work here is single-family, the highest concentration of any town we cover, because the town has essentially no condominium or attached product at all.

That purity does not make it simple. The town's ridge gives some properties elevation that is genuinely unusual in this part of Florida, and elevation carries value in both flood-zone terms and view terms. Frontage differs sharply between the two shores: the lagoon side and the river side offer different water depth, different exposure and different practical boating access to the St. Lucie Inlet.

The town is also small enough that comparable sales frequently have to come from Stuart or Jensen Beach, and Sewall's Point commands a premium over both. Quantifying that premium rather than assuming it is the substance of the assignment.
