Stuart is a river town, and the St. Lucie River behaves differently from an ocean-facing market. Value here follows navigability and exposure — how far a property sits from the inlet, whether a boat can clear the Roosevelt Bridge, whether the frontage is on the wide south fork or a narrow residential canal. Two riverfront houses a mile apart can face entirely different practical realities for an owner with a boat, and that shows up in price.

Away from the water, Stuart divides into golf and country-club communities — Willoughby, The Florida Club, Mariner Sands nearby — and conventional neighborhoods like Springtree, Summerfield and Golden Gate. The club communities carry membership structures that follow the property; the conventional ones do not. Confusing the two is the most common error in a Stuart valuation.

Martin County's building constraints matter too. Growth here has been deliberately slower than Palm Beach County's, which keeps the supply of new inventory thin and makes the condition and updating of existing stock a larger share of what separates one sale from another.
