Atlantis is a city that functions as a single gated golf community. It has its own police force, its own entry control and roughly two thousand residents, and virtually every property inside it relates to the golf course in some way — fronting it, backing onto it, or within its association structure. Eighty-three percent of our work here is single-family, with a small remainder in villas and vacant land.
The valuation problem is comparable scarcity in an acute form. A city this size produces few sales in a year, and because the entire municipality shares one character, an appraiser cannot solve the problem by reaching to the next neighbourhood — the adjacent areas of Lake Worth Beach and unincorporated county are unrelated markets at different price levels without gates, golf or a private police force. Reaching outward requires an adjustment that has to be argued rather than assumed.
Golf-course frontage is the principal internal variable, along with which of the city's sections a property sits in and whether club membership obligations attach.
