Delray Beach is a walkability market, and that makes distance to Atlantic Avenue a real adjustment rather than a marketing line. Two structurally similar houses — one four blocks off the Avenue in Lake Ida, one four miles west — do not trade in the same range, and the gradient between them is steep enough that a comparable from the wrong side of I-95 will mislead badly.

The eastern neighborhoods carry a second complication: renovation depth. Lake Ida, Tropic Isle, Tropic Palms and the streets off Swinton hold a lot of 1950s and 60s houses, and what has happened to them since varies enormously. Two properties with identical recorded square footage can be a original-condition teardown candidate and a full studs-out rebuild. That difference is invisible in county data and decisive in value.

West of Military Trail the market changes character entirely — Addison Reserve, Valencia Falls, Mizner Country Club and the gated communities around them, where the association, the club structure and any age restriction define the buyer pool. Condominiums are 16% of our Delray work, a higher share than most of the county, spread between the beach buildings and the large western associations.
