Greenacres has an identity problem that becomes an appraisal problem. The city is bordered on every side by Lake Worth, Palm Springs, Wellington and unincorporated county, its boundaries are irregular, and a great many properties inside it carry a Lake Worth or West Palm Beach mailing address. In our own records the city's name appears under half a dozen spellings. Establishing whether a subject is actually in Greenacres — and whether a comparable is — is a real step here, not a formality, because city services, millage and buyer perception all shift at the line.

The housing stock is genuinely mixed, which is why 22% of our work here is condominium — a higher share than most inland cities of this size. River Bridge, Olive Tree, Buttonwood and Canalake bring substantial attached and villa product alongside the detached neighbourhoods of Magnolia Bay, Nautica Isles and Sherwood Lakes.

Much of the city was built between the mid-1980s and early 2000s, which puts a large part of the stock into the age band where roof and mechanical condition drives the spread between two otherwise similar sales.
