Highland Beach is three miles of barrier island between Delray Beach and Boca Raton, and it is almost evenly divided between two property types — 47% single-family and 40% condominium in our file. There is very little else. The town has no commercial strip and almost no inland depth; every property is either on the ocean, on the Intracoastal, or within a few hundred feet of both.

That geography compresses the comparable pool severely. A given building may see two or three resales a year, and the single-family stock — ocean-to-Intracoastal parcels among them — turns over rarely enough that an appraiser is frequently working with older sales and justifying time adjustments rather than picking from a rich recent set.

Toscana, which accounts for a large share of the town's condominium inventory across its north, south and central towers, is effectively its own submarket. Unit values there follow tower, floor and exposure, and the association's reserve and milestone-inspection position is now a legitimate component of what a buyer is purchasing.
