Hypoluxo is a small town built almost entirely out of planned communities, and that shows in an unusual statistic: 16% of our work here is completion certificates, a share matched only by places like Royal Palm Beach and Loxahatchee that were being actively built during our years of coverage. Ocean Cay, Waterside Village, Mariner's Cove and the Yacht Club developments each went up as coherent projects, and a large part of our activity was valuing houses before they existed and returning to certify them finished.
The consequence for valuation today is that most of the town's stock is internally comparable — same builder, same window, same specification — so the analysis turns on which community, which phase, and whether a unit backs onto water or a road. Condominiums and attached product are 29% of our work, high for a town this size, reflecting how much of it was built as villas and townhomes rather than detached houses.
Hypoluxo also sits directly against Lantana and Manalapan, and Hypoluxo Island — despite the name — is in Lantana. Properties are regularly recorded under the wrong one of the three, which makes confirming the actual municipality a routine first step.
