Juno Beach is barely two square miles, and its scarcity is the defining valuation problem. A handful of sales a year in any given segment means a comparable set often has to reach into Jupiter or North Palm Beach — and both adjustments are contestable, because Juno Beach commands a premium over each for reasons that are real but hard to quantify: a small low-rise town centre, a protected beach, and a deliberate absence of high-rise development on much of the oceanfront.
The mix reflects that restraint — 52% single-family and 31% condominium — with the condominium stock running to mid-century low-rise buildings and a smaller number of newer developments rather than towers. Oak Harbour and the Barclay are established associations whose reserve position and milestone-inspection status now form part of any credible valuation.
Multi-family is 6% of our Juno Beach work, which is high for a town this size and reflects a handful of older duplex and small-income properties woven into the residential streets.
