Jupiter Farms is horse country inside a beach town's zip code. Multi-acre parcels, wells and septic, unpaved side roads, and homes that owners have added onto over three decades rather than bought finished. Two houses a mile apart can differ in value by a factor no neighbourhood average will explain — one has a barn, a paddock and a graded drive; the other has five acres of scrub and a culvert.
The appraisal problem here is comparable selection. There is no such thing as a Jupiter Farms "average" sale. The defensible approach is to bracket the subject on land area first, adjust for usable versus wetland acreage, and only then reach for the improvements — which means physically inspecting the outbuildings rather than trusting a property card that calls a 2,000-square-foot barn a "shed".
