Lake Park was founded as Kelsey City in the 1920s — Florida's first fully planned municipality — and that history is still the town's defining feature for an appraiser. The original grid holds small-lot period houses, many of them altered repeatedly over a century, where two properties with identical recorded square footage can be a careful restoration and a neglected rental.
That helps explain the most distinctive number in our Lake Park file: multi-family is 17% of our work here, by far the highest share of any city we cover. The old grid is full of duplexes and houses converted to two and three units, mixed directly into single-family blocks. Appraising one of those as a house — or a house as an income property — is the standard local error, and it produces a number that is wrong by a wide margin.
The waterfront and marina district on the town's eastern edge is a separate market again, with Intracoastal access and a small stock of attached product including Lake Harbour Towers.
