Lake Worth Beach Real Estate Appraiser
The city renamed itself Lake Worth Beach in 2019; most people still say Lake Worth, and both names refer to the same place. What has not changed is that this is the most architecturally varied city in central Palm Beach County. The historic downtown and the streets running east toward the Intracoastal hold Mission, Mediterranean and frame vernacular houses from the 1920s, many of them in designated historic districts where alterations are restricted and originality carries a premium. Two blocks away the stock turns to post-war concrete block.
That older core also produces the highest concentration of small income property we see anywhere: multi-family and two-to-four-unit assignments together are about 5% of our work here, well above the county norm, because duplexes and converted houses are woven through ordinary residential blocks rather than segregated into their own zones. Valuing one of them as a single-family house — or vice versa — is the standard local mistake.
West of I-95 the city and its surrounding unincorporated pockets change completely: Winston Trails, Lake Charleston, Valencia Shores and Thoroughbred Lakes are conventional production-built communities. A comparable drawn from there for a downtown bungalow is not a comparable in any meaningful sense.
