Lighthouse Point is a boating town, and in a boating town the dock is a large part of the house. The city is laid out as a grid of deepwater finger canals with access to the Atlantic through the Hillsboro Inlet — and critically, without a fixed bridge in the way, which is the single most valuable characteristic a South Florida canal property can have. It means a large vessel can leave the dock and reach open ocean, and buyers pay for that in a way that no automated model captures.
The consequence is that canal position dominates. A house on a wide canal near the inlet, a house on a narrow interior canal, and a house on a dry lot in the same city are three different products. Usable dock length, water depth at low tide, turning basin and seawall condition are the adjustment grid.
Eighty percent of our work here is single-family and 7% is vacant land — the vacant-land share is high for a built-out city and reflects the value of a waterfront lot in its own right, where a teardown-and-rebuild is often the economic use.
