The Acreage Real Estate Appraiser

The Acreage is the single most-appraised community in our entire file, and it is also the one that most often gets valued badly. It is unincorporated Palm Beach County — no city government, no municipal water or sewer across most of it, minimum lot sizes north of an acre, and mail that arrives addressed to Loxahatchee, Royal Palm Beach or West Palm Beach depending on which side of which road a house sits on.

That last detail is where automated valuation goes wrong. Three postal cities, one community. A model that groups by mailing address will compare an Acreage property to tract housing inside Royal Palm Beach's town limits, which is a different product on a different lot in a different market.

What actually drives value here is the land and what is on it. Lot size and shape, whether the parcel is high and dry or holds water in wet season, road frontage and whether that road is paved, well and septic condition, and the improvements that never show up in public records as anything more descriptive than "outbuilding" — barns, paddocks, workshops, detached garages, guest quarters.

Our record in The Acreage

1,369 appraisal assignments across 884 individual properties, from 1999 through 2026. Those assignments are filed under all three Acreage mailing addresses — Loxahatchee, Royal Palm Beach and West Palm Beach — because that is how the mail comes, not because they are three different places.

The mix is unlike anywhere else we work: 372 completion certificates — more than any other community in the file — against 363 full interior single-family reports, 105 exterior-only reports and 36 vacant land appraisals. The Acreage is still being built on, one lot at a time, and has been for twenty-five years. Our busiest years here were 2004, 2003 and 2005.

Single-family homes on acreage, equestrian and agricultural-use property, vacant residential parcels, new and proposed construction, and manufactured housing. Residential only.
