Manalapan is roughly three hundred residents on a strip of barrier island, and it contains two quite separate property types. The ocean block holds ocean-to-Intracoastal estate parcels — properties that span the full width of the island, of which there are very few and which sell rarely. Point Manalapan, on the western side, is a compact peninsula of waterfront homes on the Intracoastal and its canals.
The valuation difficulty is that a town this small may go a year or more without a comparable sale in the relevant segment. Ocean-to-Intracoastal parcels in particular have to be analysed on their own characteristics — width, dune position, dockage, and how much usable land remains after setbacks — rather than by comparison, because there is often nothing recent to compare to. That is judgment work, and it is the kind of assignment that tends to arrive through an attorney or a trust officer rather than a lender.
Note also that properties here are frequently recorded under Lantana, whose postal service covers the town. Confirming the actual municipality is a necessary first step.
