Ocean Ridge is a narrow barrier-island town where a property's position across the island is most of its value. Ocean frontage, ocean block without frontage, the ridge itself, and Intracoastal frontage on the western side are four distinct markets separated by a few hundred yards, and a house on the wrong side of A1A does not trade like a house on the right side of it.

The town is small and its sales are correspondingly few, which pushes comparable selection into Manalapan, Briny Breezes and coastal Boynton Beach. Each of those reaches needs justification: Ocean Ridge's zoning restricts density in ways its neighbours do not, and that restriction is part of why the town holds its premium.

Multi-family is 7% of our work here, which is high for a town of this character and reflects a small number of older duplex properties on the western side that predate current zoning. Those are appraised as income property, not as houses, and confusing the two produces a badly wrong number.
