We have been appraising inside Mirasol since 2001 — before much of it existed. Six of our assignments here are vacant land, which tells you what the early file looked like: lots sold, custom homes designed, and a lender wanting to know what the finished product would be worth before it was built. Eight more are completion certificates from the other end of that process.

Mirasol's valuation problem is custom construction. Where houses were individually designed rather than delivered from a builder's plan set, square footage is a weak proxy for value and the differences that matter — ceiling heights, finish level, golf or preserve frontage, lot orientation — are the ones that require getting inside the house. Club membership terms sit on top of that.
