The island of Palm Beach is the thinnest comparable market in South Florida. In a normal suburb an appraiser has twenty recent sales within half a mile; here a property may have three arguably-similar transactions in two years, none of them on the same block, and one of them sold off-market to a buyer who never saw a listing. That scarcity is the whole problem, and it is why an automated valuation on this island is not worth the paper it is not printed on.

The market also divides sharply. Nearly a third of our Palm Beach work is condominiums — a far higher share than any mainland city we cover — because the island's older buildings along South Ocean and the lakefront are a market of their own, where the building's history, its rules on renovation, and the specific line and floor of a unit matter more than square footage. On the land side, lot width, ocean-to-lake frontage, landmarked status and the constraints of the town's architectural review all attach to value in ways no sales grid captures automatically.

Landmarked properties deserve their own caution. Designation limits what can be altered, and that limitation is a value factor in both directions depending on the buyer and the condition of the house.
