Palm Beach Shores Real Estate Appraiser

Palm Beach Shores occupies the southern tip of Singer Island — a separate municipality from Riviera Beach, which covers the rest of the island, and a genuinely different market. The town is small, low-rise by comparison with the towers to its north, and bounded by the Lake Worth Inlet, which gives it direct ocean access that the rest of the island does not share in the same way.

Condominiums are the majority of our work here — 55% — running to modest older buildings like the Mayan Towers rather than the high-rise product further up the island. Single-family homes make up 36%, on small lots in a compact grid.

The practical difficulty is jurisdictional. Properties in this town are recorded variously under Palm Beach Shores, Singer Island and Riviera Beach, and the three are not interchangeable: millage, town services and buyer perception all differ. A comparable pulled from "Singer Island" without checking which municipality it sits in is a common and consequential error.
