Riviera Beach contains two markets separated by a bridge and by an order of magnitude in price. Singer Island — Marina Grande, Turtle Cay, the oceanfront towers — is a high-rise condominium market where a unit's value turns on the building, the floor, the exposure and the association's reserve position. The mainland side is a conventional single-family market of modest older neighborhoods: Blue Heron Park, Park Manor, Thousand Oaks.

An appraisal that treats "Riviera Beach" as one market will fail in both directions. The city's own sales data blends the two, and any automated average of it describes no actual property. Twenty-seven percent of our Riviera Beach work is condominium, and almost all of that is on the island.

Note also that Singer Island properties are frequently recorded under Riviera Beach, and Palm Beach Shores — a separate town on the same island — under both. Establishing which municipality and which submarket a subject actually sits in is the first step here, not a formality.

Our activity in this city has been steadier than most: our busiest years are 2007, 2004 and 2018, a flatter distribution than the 2002–04 concentration seen across most of the county.
