Singer Island is the only place we work where condominiums outnumber houses in our own file — 43% condominium against 34% single-family. That inversion is the market: the island is largely a wall of oceanfront and Intracoastal towers, with a comparatively small number of single-family streets between them.

Tower appraisal here is building-first work. Two units of identical size in neighbouring buildings can differ sharply on the strength of the association's finances, the state of its structural milestone inspection, whether a special assessment is pending, and how the building's line and exposure face the ocean. Since Florida's reserve legislation took effect this has stopped being background and become a primary factor.

The island also spans two municipalities — most of it is Riviera Beach, the southern end is Palm Beach Shores — and properties are recorded under either name, or under "Singer Island" itself. Establishing which town a subject actually sits in is a genuine first step, because millage, services and buyer perception all change at that line even though the beach does not.
