South Palm Beach is barely half a mile long and is, for practical purposes, a condominium town. Fifty-nine percent of our work here is condominium — the highest share of any municipality we cover — because the town is essentially a line of mid-century oceanfront and ocean-block buildings between Palm Beach and Lantana, with very little else.
Appraising here means appraising buildings. Mayfair House, the Barclay, Le Chateau Royal and their neighbours are 1960s and 70s structures, and their condition, reserve funding and milestone-inspection status now separate otherwise similar units by meaningful margins. A building that has completed its structural work and funded reserves and one that has not are different investments regardless of what the units look like inside.
The town is also frequently confused with Palm Beach itself in records, and the two are entirely different markets at entirely different price levels. Confirming which is a necessary step, not a pedantic one.
