Tequesta is small, and small is the difficulty. The village has a limited housing stock and correspondingly few sales in any given quarter, so an appraiser working here regularly has to reach further for comparables than in a large suburb — and every mile reached is a potential adjustment. Nearby Jupiter is not automatically a substitute: village services, schools and the character of the Loxahatchee River frontage make Tequesta its own submarket.

The mix is unusually balanced for a village this size — 51% single-family and 27% condominium — because the Country Club area, the river-adjacent condominium buildings and the newer townhome developments each represent a real slice of the market rather than an afterthought.
