No gate, no single builder, no association enforcing a common look — which means the houses here vary in age, size, condition and whether anyone has touched them since they were built. It also means the comparable set is real rather than mechanical: you cannot appraise a Sugar Pond Manor house by finding the same model down the street, because there often is not one.
It is also one of the few Wellington neighbourhoods where we appraise something other than detached houses.
