It is a gated golf community made up of dozens of separate villages, each with its own product type, age, association and price band — patio homes, courtyard homes, estate homes on the golf courses, and everything in between. Two addresses inside the same gate can belong to markets that never compete with each other.

Club membership structure, transfer obligations and equity terms are part of what a buyer takes on, and a report that treats the whole community as a single comparable pool will produce a number that neither side can defend.
