Fort Pierce spans the widest range of price and property age of any city in St. Lucie County. The historic downtown holds early-twentieth-century houses on small lots; north and west, Lakewood Park and the surrounding unincorporated areas are large-lot semi-rural housing; and across the causeway, Hutchinson Island is an oceanfront condominium market with nothing in common with either.

Condominiums are 23% of our Fort Pierce work, and essentially all of that is on the island — Harbour Isle and the buildings along A1A. Those are appraised on building condition, reserve funding and milestone-inspection status as much as on the unit itself, and their insurance cost is a material part of what an owner actually pays.

Hutchinson Island also crosses the county line partway up, so two similar oceanfront units a short distance apart can fall under St. Lucie and Martin jurisdictions respectively for assessment and permitting. Confirming which is a routine first step here.
