Valuing equestrian property in Wellington

Wellington holds two real-estate markets in one village: conventional family neighbourhoods, and an equestrian economy that prices land, stalls and proximity the way other markets price ocean frontage. Appraising the second with the tools of the first produces confident, wrong numbers.

What prices, and what doesn't

The district. Proximity to the showgrounds and the bridle-path network is the equestrian equivalent of water frontage — a hack-to-the-show property competes in a different market from one that needs a trailer.

The horse infrastructure. Stall count and barn quality, paddock layout and drainage, arena size and footing, grooms' quarters. Public records flatten all of it into outbuilding square footage; inspection is the only way it enters a valuation correctly.

Season. Demand concentrates in the winter season, and so do sales. A comparable from the wrong part of the cycle needs a market-conditions adjustment that respects how this market actually breathes.

What doesn't price the way owners hope: over-improvement for the street. A twelve-stall barn in a four-stall pocket returns like any other over-improvement — partially.
