Wellington contains two housing markets that barely speak to each other. One is a large, well-organised suburban village — Sugar Pond Manor, Greenview Shores, Olympia, Isles at Wellington, VillageWalk — where homes are comparable, associations are active, and value moves with the county. The other is the equestrian preserve: Black Diamond, Palm Beach Point, Saddle Trail, Grand Prix Village, where a property's worth turns on paddocks, stabling, arena footing, hacking access to the showgrounds, and how many months of the year the barn is occupied.

Appraising the second market with the tools of the first produces a number that is wrong in a way that is expensive to discover later. An equestrian parcel's improvements can represent a large share of total value, and those improvements do not appear in tax records as anything more informative than "outbuilding." Seasonality matters too: the winter equestrian season concentrates demand into a few months, and a sale in March does not tell you much about August without adjustment.
