Palm City runs from riverfront and golf communities on its eastern edge to genuine agricultural acreage in Palm City Farms on its western one, and the transition is abrupt. Seventy-nine percent of our work here is single-family, but that single category covers a quarter-acre house in Sunset Trace and a ten-acre parcel with barns and a pole building off Citrus Boulevard. They are not the same valuation problem and they do not share comparables.

The acreage side brings the same issues we see in Loxahatchee: well and septic arrangements, road frontage and surface, fill and clearing, agricultural exemptions, and outbuildings that public records describe in a single uninformative word. The eastern side brings association structures, golf membership and river access.

Martin County's growth controls are a real background factor. Less new supply means the existing stock turns over more slowly and condition matters more, and it means a comparable may be older than an appraiser would prefer — which is an adjustment, not an excuse.
