More of Boynton Beach is age-restricted than any other city we cover at this volume, and that single fact changes how it has to be appraised. Leisureville, the Valencia communities, Tuscany Bay and their neighbors sell into a buyer pool that is legally narrower than the open market. Demand is seasonal, financing behaves differently, and association fees and capital reserves are a larger share of the true cost of ownership than they are in a conventional subdivision. A comparable from an unrestricted neighborhood two miles away is not a comparable at all.

The city also carries an unusually broad condominium market — 14% of our Boynton work — running from mid-century two-story buildings west of Federal to newer coastal construction. Since Florida's structural-reserve rules took effect, a unit's pending assessment exposure has become part of what it is worth, not a footnote to it.

West of Military Trail the picture changes again: Rainbow Lakes, Boynton Lakes, Nautica Sound and the newer gated communities are ordinary family housing where value moves with the county rather than with the retirement market.
