Mirasol, BallenIsles, Frenchman's Reserve and Old Palm each carry club membership structures with initiation obligations and transfer rules that follow the house to the next owner. Whether a membership is mandatory, equity or non-equity, and what it costs to join, is a value factor — sometimes a large one — and it does not appear on a tax roll.

Even outside the club communities the pattern holds.
