West Palm Beach is not one housing market, and appraising it as though it were is how you get a number wrong. The city runs from 1920s bungalows in Flamingo Park and Grandview Heights, through the mid-century neighborhoods off Southern and Belvedere, out to gated golf communities like Ibis, and further west again into The Acreage, where lots are measured in acres and the nearest comparable sale may be a mile away. A downtown condo and a five-acre parcel off Northlake share a mailing city and almost nothing else.

That range is the reason local knowledge matters here more than in a uniform suburb. A 1926 frame house that has been renovated three times needs a different comparable set than a 2004 production home in a subdivision where forty houses share the same floor plan. Waterfront on the Intracoastal, golf-course frontage, and lots backing onto a preserve each carry adjustments that a desktop model tends to flatten.
